Michelle Rudd, CPA is a Senior Asset Manager at Enterprise Community Partners. Michelle is an accomplished professional in the real estate industry; with over 15 years’ experience serving a wide variety of real estate investors, owners and investors. She is responsible for managing the financial and physical performance of the Enterprise Community Development portfolio in collaboration with property management, development, and resident services. She also participates in developing the scope of work and operating budgets for properties to be renovated/financed. She Provides a leadership in the transition of all properties from development to operations as well as financing. Prior to asset management, Michelle worked in banking where she was accountable for recommending credit structures with respect to quality and profitability within Maryland. Fundamental duties include ensuring that the risk philosophy, risk appetite, and lending strategies of the Bank were adhered to while maintaining a high level of client responsiveness. Prior to banking, Michelle was a consultant at Altus Group and performed real property tax appeals, property tax software compliance solutions, real estate property projections, state and local tax, purchase price allocations, due diligence analysis and a variety of valuation services for all asset classes.  She also spent time in the appraisal group completing complex property analysis, market research analysis, and appraisal reviews for litigation purposes. Appraisal projects included working for companies such as Disney, SeaWorld, Marriott, Hilton, state & local governments, and several multi-family real estate investment trusts.

 

Michelle is a graduate of Marymount University and is a Certified Public Accountant licensed to practice in Maryland and holds the designation of Certified Member of the Institute (CMI) from the Institute for Professionals in Taxation. She has her M.S. in Real Estate from Johns Hopkins University. Michelle is affiliated with the member of the Institute for Professionals in Taxation (IPT), the Maryland Association of Certified Public Accountants (MACPA), Florida United Tax Managers Association (FUTMA), National Multi Housing Council (NMHC) and serves on the Baltimore Chapter Urban Land Institute (ULI) Membership Committee.
