Alexander (Sandy) Paul is a senior executive with more than 25 years of experience in the real estate and consulting fields.

His professional concentration has been analyzing economic and commercial real estate trends. In 2022, following a relocation to the Atlanta area, he joined 20/20 Foresight Executive Search to work on the talent solutions side of the real estate business, connecting top professionals with investment and development firms. From 2015-2021, Mr. Paul served as senior managing director of national research at Newmark, leading the firm’s national research team of more than 70 professionals as well as its Mid-Atlantic research program. Under Mr. Paul’s leadership, the company significantly expanded its research and thought leadership offerings, providing its clients with industry-leading data and market analysis. Mr. Paul also created and produced BenchMarks, the company’s national conference series, which attracted thousands of senior executives to events across the United States.

 

Mr. Paul joined Newmark following more than 13 years at Delta Associates, a leading provider of commercial real estate research and advisory services. At Delta Associates, Mr. Paul served as executive vice president and was responsible for client project management, business development, and oversight of the firm’s media outreach. Mr. Paul’s responsibilities also included managing consulting engagements for corporate clients and authoring white papers. He was a featured speaker at industry events, including Delta’s annual TrendLines forecast conferences.

 

From 2005 to 2013, Mr. Paul was responsible for the national research activities that Delta Associates performed for its affiliate, Transwestern. During that period, he led the research and analysis teams for ten metropolitan areas, tracking real estate markets and regional economies.

 

Before joining Delta Associates, Mr. Paul was a consultant with Fairfax, Virginia-based American Management Systems, where he focused on new business development with public sector clients. He previously was an associate with Coopers & Lybrand in New York City, where he concluded business incentive agreements between private sector firms and economic development agencies.

 

Mr. Paul has been quoted as an expert in commercial real estate market analysis in Commercial Property Executive, the Washington Post, the Washington Business Journal, Globe Street, Bisnow, and other publications. In 2020, Mr. Paul served as a featured panelist for the Washington Business Journal’s Dealmakers series. He also has served as a guest lecturer at Georgetown University’s and George Mason University’s graduate programs in real estate; teaching has been a passion throughout his career. Mr. Paul was appointed in 2024 as an adjunct lecturer in Georgetown’s Master of Professional Studies in Real Estate program.

 

Mr. Paul earned a Master of Public Policy degree from Duke University’s Terry Sanford Institute, where he also served as a teaching assistant, and a bachelor’s degree from Dartmouth College. In 2012, he was awarded the CRE credential by the Counselors of Real Estate for outstanding integrity and judgment in real estate counseling. In 2015, he was granted membership in Lambda Alpha, the land economics honor society.

 

In 2023, Mr. Paul was selected for the competitive Leadership Perimeter program, an organization devoted to volunteerism and community building in the Atlanta area. Mr. Paul is an Eagle Scout who has served in many volunteer capacities for Dartmouth College and in youth sports. He lives in Sandy Springs, Georgia, and in 2024 was appointed to the Board of Directors of Sandy Springs Education Force, a non-profit that serves thousands of students across 11 public schools, including many at-risk and disadvantaged youth.
