Michael Hetchkop, Principal of Cresa Washington DC's Lease Forensics &
Enforcement division, joined Cresa in February 2009. He is a tenant
financial advisor who brings over 30 years of impressive, innovative ideas
and unmatched expertise to tenants advised by Cresa.
Mr. Hetchkop has pioneered the analytical method known as the
Operating Expense Passthrough Review in the Washington, DC area.
Since joining Cresa, his team’s Operating Expense Passthrough Reviews
have saved over $30 million for Cresa clients. He has also qualified as an
expert witness in cases involving passthrough expenses.
As a tenant financial advisor, Michael runs financial analyses to compare
different leasing and/or equity scenarios for Cresa clients. Cresa has
multiple financial modeling options which Michael utilizes depending on
the needs of the tenant. His understanding of passthroughs and the
commercial real estate market enables him to provide his tenants with the
most accurate financial models possible.
Professional Experience
Prior to advising tenants, Michael was an accountant for an area landlord
and developer. This experience gave him the knowledge to uncover
mistakes and errors in billings to tenants. His excellent understanding of
how to effectively negotiate the best compensation structure for the tenant
make him an expert on operating expense and real estate tax
passthroughs.
Michael has lectured at many local and national conferences including the
Greater Washington Society of CPAs, the Finance and Accounting
Roundtable, Top 20 Accounting firms, and NAIOP. Michael has also been
a guest lecturer at the Masters of Real Estate program at Georgetown
University.
